Caliber Companies was founded in 2009 by three partners, Chris Loeffler, Donnie Schrader, and Jennifer Schrader. Caliber began as an opportunistic company, designed to capitalize on the undervalued assets available at the end of the market crash.

Starting with just one investor, Caliber began renovating houses and creating great returns. It wasn’t long before more investors wanted to participate. In 2009 Caliber bought, renovated, and sold roughly 150 single family homes.

Caliber’s partners put systems in place to allow the company to grow into other asset classes, while continuing to renovate and sell houses. One of these was an in-house auction purchasing system. As the volume of properties began to increase, Caliber hired more people to handle the additional work.

Some Caliber clients were content making quick profits from flipping houses. However, many wanted to build portfolios and create long-term cash flow. As a result, Caliber built Caliber Realty Group, a full service real estate brokerage and property management company. The newly available in-house management services allowed Caliber to begin acquiring apartment communities. In 2010 and 2011 Caliber purchased apartment communities ranging from 7 units to 125 units. This created a whole new level of cash flow and appreciation opportunities for Caliber’s clients.

During 2010 and 2011, Caliber also expanded its foundation by offering opportunities to more private lenders. The Caliber Bridge Note Program allows clients to secure their capital with real estate and earn a high rate of return, without actually owning the property. This attracted more clients and helped Caliber continue to grow.

The Greater Phoenix real estate market began to change rapidly in 2012. Real estate prices were climbing and inventory became more scarce. Caliber adapted by changing acquisition strategies and setting up relationships to get access to “off market” inventory from the major lenders. Caliber also grew into commercial asset classes including office buildings and hotels.
